Finally, The 2012 Floor Plan
Thanks for your patience, all.
I am so happy to share our floor plan and rendering for HGTV Dream Home 2012. Please examine the illustrations and then drop some comments in this post. I will seek out the answers for you.
Enjoy! And while you’re at it, pop on over to the Urban Oasis blog to check out the latest news. Excitement is building as we draw closer to the online tour (August 1). A Q&A with HGTV’s own Vern Yip will launch early next week. Keep checking back for details! I think you will love this year’s apartment – like the architectural design of HGTV Green Home 2011, interior details are inspired by Frank Lloyd Wright’s Prairie style.

Mission Control, we have floor plans!
Wow, this is one impressive home. Talk about space to roam, with four bedrooms, four and one-half bathrooms, mudroom, laundry room (no secrets here!), a master sitting room and porch area galore!
Off to study the plans….
Awwww!!! It's beautiful!!! I live in Cottonwood Heights, Ut. about 55 min. from this dream home!!! I would love to move in with my husband, two kids, and parents. We bought our current home with my parents and were bustin' at the seams!!! Is there any way I can increase my chances of winning?
))
I agree the floor plan is fantastic I just hope that its not to close to the river every spring when the snow pack starts melting the rivers overflow there banks this year was record breaking.
Yes……….finally! I love this home! The floorplans exceeded my expectations. I love how all of the bedrooms in the house are separate and private from one another. Also, plenty of common living space….this home is grand!!!
The house is beautiful but I have reservation about how separate all the bedrooms are from each other. I have little one, we are planning on trying soon for another and I need them to be close me (for multiple reasons). If I won and could afford to keep it
I would have to convert the master sitting room into a nursery! LOL.
I feel the opposite about the rooms…maybe it is because I can't picture spreading my kids out- maybe if they were teenagers.
In the artist rendering of the Dream Home above, could that be Jack T fly fishing in the Provo River just behind the house? Or better yet, just imagine yourself in that drawing!
Are those wild cattle roaming the little island in the pictured scene? Could the Dream Home winner start their own dairy herd? I'm thinking fresh milk, cottage cheese, home-churned ice cream, real butter….
I feel like I'm ready to leave S CA for this Utah ranch house, at least for six months out of the year.
Great Coop!! If Lucy wins we'll have a time share agreement between Lucy and Terri. You get the Utah home in winter and we'll go to S Cal. In summer you can stay in S Cal and we'll be in Utah xD Does that work for you?? B) Lucy senses you'd like it the other way around =/
I think Lucy has the right idea. I'll take the Dream Home in summer and avoid the CA sizzle, and return to sunny S CA in the fall to avoid the cold Utah drizzle.
I think those cows must know how to swim if they're out there on that island~
Thanks for the floor plans…. Looks impressive !!!
The floor plans look great! Can't wait for next year to come!
We Love This Floor Plan ^_^ <3 <3 <3 <3 <3 A heart from each of the members of our family ^__^
What, me have a question? Sure I do: the artist rendering of the home appears to place the garage entry to the side, although the floor plan shows the garage entry/exit is actually from the back. Clearly the driveway must wrap around next to the covered porch that provides entry into the Mud Room.
Is this just a bit of artistic freedom with the rendering?
That "wing" at the back of the garage door that looks like the entry(in the rendering picture/drawing) is just the same "wing" (sorry, don't know what is called) that is over the windows at the second floor (front of the house). So It's not the entry, it's just the window that is shown in the floor plans. Apparently the entry is at the side, like floor plan shows. Hope this help you out with your Q. Sorry, i'm not so good explaining thing in English xD LOL
You are correct. The garage doors are on the end of the garage, opening to the L side of the house.
Good catch Coop. There is definitely a discrepancy there!
Maybe that is an entry to the garage without having to go through the garage door
Observations from the peanut gallery:
The home is definitely sited to max out those incredible views — in all directions.
That's one impressively large, open Master Sitting Room.
One could almost (but not quite) fly fish from the Master Bedroom porch.
There's excellent separation of the bedrooms and guest quarters. Privacy for all.
The Porch off the garage entry allows direct access into the Mud Room or the Living/Game Room to keep things clean and organized in an active household.
On top of the mountain, river and pastoral scenes to enjoy from the Living/Game Room, it's nicely set away from other social spaces of the home so that different activities can be comfortably in full swing at the same time without one overwhelming the other. Perfect for a large family, a big gathering of friends, indoor/outdoor entertaining AND quiet times to devote to individual interests.
Well put as always Coop!! We'll be anxious to see the views when completed, but, for now we are enjoying the floor plans that are very well designed. A+ to HGTV, the architect, and the builders. Jack I do believe you've out done yourself. I still want to go fly fishing with you. I know you've must have mastered all the hot spots as well as what fly's work!!
Well stated for us all! This is a great home. I agree with it all. xD
Thank you for posting on the weekend Mary!!
No one can doubt your dedication that's for sure. After looking at the construction photos several times and the floor plans the only thing that came to mind is…..This home is going to break a lot of people's hearts <3 <3 <3 !! Absolutely incredible and the location is an outdoorsmen dream. For that one lucky winner you'll be more than blessed with this one, it will be a MIRACLE !!
For every house I just keep falling more and more in love! THIS ONE IS MY NEW FAVORITE!!!!!!!!!!!
I'd have to agree with you monkeysluvdani!!
oi, very nice (hehe still dreamin in green if ya know what i mean!)
No doubt, Biancacasavant!!
WOW!!! I like this floor plan. To have to almost separate areas for guest or in-laws, someone was truly thinking when they came up with this house plan. I LOVE, LOVE, LOVE, LOVE it. Can't wait to hear more about it. I like where the master is and that its the only room on top. Now if the decorator would just leave the sitting room with a little less furniture, that would be perfect or make it into a library area.
No matter what the plans are great, thanks HGTV.
Still would like to know if the River Floods???????
The middle Provo has a dam on each end to control water flow so no, it has never flooded.
Thanks I wondered too. The river is very close!
I wondered about this too – thanks!
Hi, the level of the river sits lower than the foundation of the house.
Ok. Thanks. I can see a little beach just beyond the house, so yes, it must have some slope. Thanks. I would learn fly fishing and stand in waders. It sounds neat. People say that fishing is very relaxing. How cool ot walk to the beach and not even have to get in the car. Can't beat that.
Subject: beehivestate replied to your comment on Finally, The 2012 Floor Plan
Congratulations on a job well done. Gorgeous family home. I'll have to check the plans to
see how I can get around. I keep wondering why we cannot have another one story house
that has all of these elements in it. My dream would be a house for four families to congregate
in. A family reunion type home. We even could take turns living in it. well the archetects keep
surprising us with more and more in the home and are making it so livable. Thanks!
Nevermind!!!! I have rechecked and there are places to change over. In the living room I could
add three bunkbeds and that would take care of everything. Annndd the steps going upstairs
seem to be wide enough for a stairclimber – I hope. The master sitting room could be used for
that as well I think. What became of the roundish thing? Is it a fireplace on the patio? I think
so! Beautiful. OK can we just decide that I will win this so I don't have to wait until next year to
know? Do Love it do love it, just love it!
Beautiful home!!! Can't wait for more pics.
I love it when they place the homes near water…!!
Is there a hydraulic pump that will raise the house several feet just in case of flood? Well this will be
the year to test how high the river can go. Is there a way to the Island that we can take? I was think-
ing of a much smaller island. I am sure we don't own any of it. That is part of open space or park land
right? Woohoo this will get us revved up for sure. Oh I am already revved up where do I go to wind
down? Do I even want to? Who knows, who cares? Oh I have to go get some chocolate chip cookies,
for sure!
It is interesting that there are 2 staircases leading to the different bedrooms on the 2nd floor. Talk about privacy!
Is one of the spaces below the 1st floor bathroom that is connected to the 1st floor bedroom a half bath?
That would be my guess after examining the floor plan.
Yes, a powder room (just across from the main staircase and off the hall that is to the left of the kitchen) Better yet, it's one of those notorious, unmarked ones that magically disappears from many a viewers sight. It's an HGTV tradition year after year for at least ONE home giveaway floor plan to have a "here today, gone tomorrow" powder room. Just wouldn't be the same without one! ^_^
Do you think that HGTV does this on purpose, just to get a giggle out of all of the folks who complain that there is no powder room and their guests will have to "traipse through a bedroom"? Those folks at HGTV have an odd sense of humor, I think.
They have to leave some mystery for the whiners Coop! ^_^ ^_^
Looks grand! I see a half bath on the main floor. I love that each and every bedroom has privacy and it's own bathroom. And I love that master suite AND the second guest suite on the upper floor. It would be hard to choose a favorite area. I can see myself sitting with a book on the back porch, on a cool summer evening, wrapped in a quilt. One of my favorite things is that there is plenty of private space and that, as in the last dream house, there is a living room separate from the great room. I can't wait to see what they do with the fireplace in the great room… I visualize a stone fireplace up to the ceiling and great glulam timber beams in that room. The kitchen will be sunny and inviting and I'll be able to see out to the river while I am baking bread.
I think I claim that second upstairs bedroom suite as my quilting studio. It has a separate stairway and I wouldn't have to come down unless I wanted to! With those beautiful views, I could get inspired and stay up there from morning until the cows come home!
It is beyond my wildest dreams, this house! Now I can't wait to see what magic Linda brings to the interiors.
Oh! I think we could wade out to our island in late summer when the water is lower. Just to take a sandwich and a cool drink and some good company and sit by the river bank would be divine.
That location would be lovely for a quilting studio or a craft room, wouldn't it? What a great space with a tremendous view!
I'd turn that second upstairs bedroom suite into my jewelry studio (I'm a jewelry artist). The views from there would be spectacular! I could see myself spending whole days up there creating beautiful pieces inspired by what I was seeing out the windows.
This house has everything! I usually have a hard time figuring out where I would put my studio but this time it was almost like there was an arrow pointing to the spot.
This house was made for me!
I see two entry doors to the mudroom: from the garage and from the covered porch behind the garage. I also see lots of storage cupboards in the garage. And did you notice how the house has so many beautiful windows? It's going to be full of light. I notice the stairway to the upstairs guest suite goes through the mudroom area, too, so you could come in from outdoors, leave your dirty s h o e s, and go straight upstairs.
I know there is a covered porch behind the garage because I saw it from the last drive-by.
Good idea to have 2 entries to the mud room, since I am certain that Midway has a mud season just like Star Valley does!
Hi bee – while you were buzzing around our house did you happen to notice if the covered porch behind the garage also extends along the side of the garage? Also, from the construction pics it appears there is a foundation for a covered porch on the south (river) side of the game room. Did you see anything going on there?
I was looking for the 5th covered space maybe thats it. The location announcement said 5 covered spaces – I thought WOW.
Mary, thanks so much for posting on a Saturday — and with floor plans, no less! The house looks amazing, with plenty of room for guests and activities. Jack T. and crew have outdone themselves with this house. And thank you for giving us more info about the Urban Oasis. Really, Mary, we don't deserve you — you are too good to us! xD
The guest suite on the main floor has a pocket door to close it off from the great room and a door going directly out to the big back deck without going through the main part of the house. The views of Mt. Timpanogos from the guest suite will be the best!
I see large walk-in closets in every bedroom and TWO walk-in closets in the master suite.
As I see the artist's rendering and compared to what I've seen "in person," the house faces the river a little more rather than being at an angle. The island IS as large as shown but I've never seen cows out there. It does have a lot of trees and tall grasses, though, and there are beautiful birds all around. That island would be a neat place for a secret tree fort for somebody… build a raft to get over there? Of course "we" don't own the island but who would know?
Okay, that's enough for now. I'm hyperventillating here!!
Ooooh, I have to go back and look at the closets. People have been asking for more closet space since we got spoiled by that giant closet in the New Mexico DH. This just keeps getting better and better!
Thank you, thank you and thank you. I can so see myself in this house.
Me too!
I fell in love with Utah when I went to school in Provo back in the 70's and promised myself I would return someday. I can't think of a better way to do it then to win the Dream Home. I live in Texas and the heat was up to 106 today. 80 degrees seems like paradise to me.
Well, good luck then! It's a beautiful Sunday morning here, 70's, no breeze. We've only had to turn on the A/C once and that was yesterday late afternoon. Lots to fall in love with in Utah!
Thank you so much Mary. We especially like the chef's kitchen. Soney is becoming quite the chef and that kitchen is the perfect place to whip up some of his great concoctions. http://www.youtube.com/watch?v=QAK-Idghs4A&fe…
Alice, that is so funny! Reminds me of that song, "if i knew you were coming I'd a baked a cake!"
By the way, I hope THIS kitchen has a built-in microwave oven.
No kidding about the microwave. That would have been the first thing I would have bought into the Green Home if I would have won it.
FUNNNNNNNNNNNNYYYYYY!!!!!!!!! Loved it!!
Good dog, Ginger, but did she have a cooking accident that burned all of the fur off her paws? :p
I LOVE this house!
What's NOT to love?!! It's so gorgeous. I also love HGTV and all the designers who will bring our house to life over the coming months. I can't wait to watch it all happen.
I'm curious about what the price tag will be. Linda is going to have a ball decorating this baby.
The first thing to catch my eye was the balcony/porch for the master bedroom. Thats so awesome to have a place to relax as you take in the beautiful view of the River. I knew it would be fabulous!! Thank you HGTV!
Thank you for posting the floor plans and rendering. Love it. Will have to spend lots of time exploring it.
Thank you HGTV you always do an amazing job. The house is rockin! http://www.youtube.com/watch?v=KFWw1w-vT2Y&fe…
LOL! I actually caught myself dancing in my chair to that one!! :$ Good chance no one was looking
How do you know Jamie wasn't driving by and looking, got scared off by the dancing "crazy lady," and decided to think it all over again and come back tomorrow?
What an awesome home! And the setting…breathtaking! Now let me see, does anyone see which way faces north?
The front door faces NW
I am looking at the rendering's detail of the rooflines. Are those roof vents I see? They seem like such a logical idea in theory, does anyone in the blogosphere have roof vents on her / his home ? I always have wondered how they function in reality.
HGTV, I love the plans for this home, assuming that I interpret correctly that there is a bedroom and full bath on the first floor for Universal Access,( in spite of the rest of the multi level aspect elsewhere). I would have lots of (paying) " in-laws " coming to stay in the guest suite, or master suite–whichever would be profitable for an undercover Bed & Breakfast, LOL.
I hope the architecture will have lots of energy efficient, sustainable features… could you address this point, Ms. Mary ?
I thank CplusE for answering my question, which I was too punchy last night to word correctly. I meant to write "roof RIDGE vents", and wondered whether any bloggers had any installed in their own homes :http://www.google.com/imgres?imgurl=http://www.networx.com/resources/user_media/275×210/article_roofridgevents_e0c241f0cab62b930935751b036f0a6d.jpg&imgrefurl=http://www.networx.com/article/roof-ridge-vents&usg=__k9IkAlt7gx5HWJN-hamt39ummlk=&h=210&w=275&sz=26&hl=en&start=12&sig2=mQh8E9EVh-4Ry72VZIpojA&zoom=1&itbs=1&tbnid=6bva-msApE_9DM:&tbnh=87&tbnw=114&prev=/search%3Fq%3Droof%2Bridge%2Bvents%26hl%3Den%26sa%3DX%26biw%3D1280%26bih%3D915%26tbm%3Disch%26prmd%3Divns&ei=PhgITpmXNZD0tgPx6_TNDQ
We're still talking about the same thing. Our house and barn both have roof ridge vents (a lot of houses do here in the South), which work very well except during extremely hot and humid weather. Our house also has roof-mounted vents and the barn has gable-mounted vents. Both of these have a thermostat and humidistat which are set so that the fans only come on when needed (I think the thermostat is set around 100 and the humidistat in the 90s but can't remember for sure). This site has some good descriptions:
http://www.airvent.com/homeowner/products/atticEx…
Thank you for the info, CplusE…… the link you provide is helpful (my link did not work at all ! ). The rendering of the 2012 DH roof just looks as though that detail is showing a ridge vent–it looks a bit like the 3rd example on your link. Sounds like Heber Valley gets a huge load of snow in winter, and summer heat………………….
(I live on the west coast, any you could probably tell that I have not traveled much in the south…….)…
I'm with you, LLColeman. Either of the bedrooms on the first floor could be made for universal access and if it was the guest suite, they would have easy access to the back porch/deck. It would be great if they would do solar for the house, we have no shortage of sunshine in Utah, winter and summer.
I hope the decorators plan to include a treadmill in that living/game room. Also, in what room will a desk and computer be located? A treadmill and computer are 2 things that I simply cannot live without! I am looking forward to seeing how Linda Woodrum will decorate this home.
Hi Summer, if you don't see a place for your treadmill, by all means join The Fit Stop, which is only 5 miles away. It's affordable, new, well-appointed, and fabulous… and nice people. I'm with you, I need a place to work out but there are so many things to do outdoors here that perhaps you might see if you like running outside, or hiking, or biking…
An office, yes that is a must for us, too. Perhaps a desk in the master suite sitting room? I'm sure Linda will have something surprising in mind for an office. I'm thinking a laptop and take it out on the deck.
Maybe the small bedroom beside the half bath on the first floor could be used for an office. Someone said that every bedroom had its own bath, but I do not see a bathroom with the small bedroom on the first floor. I think the bathroom next door to it is the half bath. Does someone know for sure?
Since beehivestate used the phrase "until the cows come home," I wondered what the restrictions were, if any, regarding animals in the development. After all, if you could get your cows to swim over from the little island beyond the Dream Home, you'd have room on the lot to build a small barn for the cows to come home to.
Here's what I found out: No livestock or poultry of any kind, and no more than 2 dogs and/or cats or small household pets are allowed. That means no dairy herd (or barn) on the premises. However, maybe the cattle could just hang out on the island, though milking times would be a bit more cumbersome that way.
I'm thinking that if a cow can jump over the moon, it could surely swim across a small patch of the Provo River. (Just for milking though, and then back to the island it goes.)
Hmm…I have two cats and two snakes. Would I be breaking the rules to have all my pets with me?
What about visiting family, friends and bloggers? It is stated in the RMR legal description that each lot shall be used only for residential purposes, meaning not more than 2 unrelated persons. In other words, no senior care center, indigent person shelter, or other such business. It appears, however, there is no stated limit on related persons, and in Utah in particular cases, that could be quite a few.
Thankfully, the legal document goes on to say that guests (no number limit stated) may reside therein on a temporary(?) basis. I suppose that means a weekend Bloggers Bash would be acceptable.
Yes, quite a few! Some of my friends have dozens of grandchildren!
We just had a family reunion. My 80 year old grandfather and each of his siblings counted their branches of the family and averaged about 50 people- that was for each of the 10 of them. My mother had 6 siblings and all of them had 2-4 kids. Many of my generation married young and have 1-4 kids already.
We are not a particularly large family for Utah.
Getting more and more disturbing. I have a home based business. It cuts back on overhead to not have to pay for a store front and the like. Are they saying something like that would not be acceptable? We are mobile techs so we don't usually bring our work home. We do it onsite at the clients place. Need to try and figure out all the no no's.
I think that is just against renting out rooms for people to live in. usually the rules for home-based businesses are that you have to keep everything neat and you can't have lots of cars parked in front of you house and such.
According to an online legal document dated 2007 describing the Declaration of Covenants, Conditions and Restrictions for River Meadows Ranch:
"…a portion of [the residence] can be used to conduct a business or profession only if:
1. such use is approved by all appropriate governmental and quasi-governmental bodies having jurisdiction over such matters [local, county, state, federal -- any or all that may apply to your type of business]
2. such use is approved by the ADRC [Architectural Design Review Committee of RMR]
3. such use is of a type traditionally conducted in a single-family residence
4. such use is ancillary [in addition to or secondary] to the primary use as a single-family residence
The one lucky winner out of millions of entries will have lots of time to get ALL the answers necessary in order to make an intelligent decision about retaining the Dream Home or cashing out in order to better live one's personal lifestyle how and where they wish.
After all, there's not a thing to worry about until you've actually won the home. Then, IF you do, you'll have PLENTY of options! In the meantime, enjoy the game!
"After all, there's not a thing to worry about until you've actually won the home. Then, IF you do, you'll have PLENTY of options! In the meantime, enjoy the game!"
I have the sneaking suspicion that you may have to remind others of this throughout the course of this sweepstakes, Coop!
LOL! I know, I know, Wyo_Girl — and the tax questions haven't even started yet!
So those idle thoughts of mine ref a small chicken coop won't happen. Such a beautiful snowy vista at the construction site. HGTV keeps outdoing itself.
I wonder if bees count… I want a hive
You are braver than I am, but the honey would be nice…
My only concern is the parking situation- with the rule that no parking is allowed in the driveway for over 24 hours and only a 2 car garage- what to do?
I like the rendering of the Juliet Balcony on the Master Sitting Room. Can you imagine the breeze when you open the sitting room doors and the doors to the balcony!
Knowing me I'd probably still want a bigger kitchen.
I hadn't noticed that Juliet balcony until you mentioned it. It will be wonderful to open the doors and let the cool air into the master suite. I'm going to take a look-see if those are French doors like the ones downstairs.
They are double doors all the way through! I imagine an office desk postioned to view both ways! and when you just could not stand it undock your lap top and go to sit on the master porch!
There you go! I'd forgotten about the master porch.
Wow, this home might make it up to the top of my favorite dream homes list along with 2007 and 2011!!
Any chance of a pool!?!?!
Why would you need a pool? You could go take a dip in the river, but you might get caught on a fishing hook.
No need for a pool when there are plenty of ways to get outdoors and stretch your arms, legs or wings in Utah. You can soar with the eagles, swim with the trout, or run with the wild turkeys. As a matter of fact, it's estimated that there are more than 20,000 wild turkeys in Utah these days, and the population is booming. I even read an article that said they can often be seen near the mountain roads around Midway. This is thanks to restocking and conservation efforts (a limited hunting season by means of a lottery) that are statewide.
If Kevin Costner had made his movie "Dances With Wolves" in Utah instead of the Dakotas, it could have been given a completely different title and featured one of Utah's more successful wild birds instead.
Oh yes, we see wild turkeys almost every day when driving River Road.
Oh I forgot about the river, but I think that would be cold coming off the mountain! I live in Utah currently, So I know there is a lot to do here, but I like staying home mostly! ;D
I think a pool would be nice also.
.
Same here. I believe a pool with a spa would be fantastic here. You could swim in the middle of the night in summer when its warm or sit in the hot tub/spa in winter to relax. Why should you have to leave your dream home when you have guests? Besides, going out these days costs way to much. When you have a large family it is even worse. Something to think on.
I think a spa pool (small, can swim laps/cool off) and a hot-tub….
Is the bathroom next to the small bedroom on the first floor the half bath? If so, then that means the small bedroom on the first floor does not have its own bath. So, I would use that small bedroom for an office or a computer room.
Look at the main floor plan again (photo #2) and you will see the bedroom and the bathroom attached, and a closet, AND So it does have it's own bathroom, I think they called it #6 on the floor plan and #2 is the bedroom. Look and see that the doors from the bedroom go into that bathroom. Hope that helps.
Recall, also, Mary telling us the house has 4 bedrooms and 4 1/2 bathrooms. The half bath is directly off the long entry hall, to the left as you are facing the kitchen. That bedroom #2 does look like the smallest bedroom suite, so maybe an office space would work. And if you had visitors to the office (such as if you worked at home), it would be convenient because you could access the office without walking all throughout the rest of the house… and there is that private bathroom attached, in addition to the adjacent powder bath.
I love this floor plan. So far I see no drawbacks for what I would want in a house.
Why isn't the half bath numbered? I still do not see it. I do see that #6 is the bathroom for bedroom #2. But where is the powder room?
I see the half bath now. I thought that was a closet. Okay. This house is almost big enough for two families, but I don't know if the rules would allow for that. Also, the kitchen may be a little too small for two families. Of course, we do not have the measurements of the rooms yet.
Hi WVBea,
I don't think the CC&R's would allow for two families unless they were related, like "The Walton's" or something. It's over 4,000 sq. ft., actually "small" for a high-end home in Utah. In the morning paper, there was an article about how hard it is to sell the so-called "luxury" homes in this real estate market… and the houses they considered "big" were over 6,000, 8,000, and 10,000 sq. ft. ! Utah is just different in that respect.
That is what I meant. Two families in the same extended family. For instance, a family with children and then the grandparents or in-laws.
I like that idea. The grands can have the big master suite upstairs, for quiet and privacy, and with that nice sitting room.
Grandparents or elder family members might prefer the ground floor if they have difficulty getting up and down stairs.
Okay, I admit it — my primary motivation for using that argument would be because I want the upstairs Master Bedroom Suite! Is that so cruel and heartless? Well, in exchange, I'll let elderly family members or guests choose whichever main floor bedroom they'd prefer. Now we're all happy.
Yes, I thought of the stairs but it is the largest space and maybe they would like their own "apartment." Well, I'll give them the guest suite then. I, too, would love that master suite for myself, gorgeous view of the river and, at night, the lights from Heber City.
Wait a minute… what am I thinking? I'M the older generation and I'd get the master suite anyway if I win the house.
By the way, if those "wild" cows on our island swim across the cold cold Provo River to our backyard for milking, do they make "ice" cream? Can cows swim?
To the question of can cows swim? It seems that the answer is — an unqualified Yes! Like other large mammals, wild or domesticated, such as wildebeest, buffalo, horses, dogs, among many others, they can paddle across rivers or even small lakes when necessary. Cattle can swim to higher ground during flooding, and often had to ford rivers during roundups and cattle drives of the old West.
So it seems that having a few cows on "our" island might work after all. As you say, after swimming through that cold Provo River, churning ice cream would be an udderly simple task.
I cannot believe our good fortune in getting the floor plans on the WEEKEND! Mary really delivered. I could have been poring over these floor plans yesterday instead of hitting garage sales and the Farmer's Market with my sister. Now I'm behind, but as soon as I finish baking a birthday cake for my sister's birthday today, I'll be back to catch up on all of the floor plan frenzy!!
I see what looks like a large "closet" off the livingroom/game room space #1. Anybody wonder what that is? Also, where do you think the electrical/utility room is… in the garage most likely? Maybe that's what the closet in there is for.
Not sure- A friend just looked at the plans and said she would make several changes. She needs 6 bedrooms. Their family is 9 people. The master suite would become 4 small childrens rooms – space 1 on the first floor would become the master suite-yes they would have to add a bath and built ins. #13 would be her in laws, #2 her mother, and #1 on the second floor would be for office and guests. She said she really needs a basement!
That's sure a lot of changes!
Yeah – I was excited to send it to her because it had 2 ground floor bedrooms for the grands. She said not enough bedrooms and she definitely needs a basement.
Yeehaw!!! This home is truly amazing. The outside looks like a scene out of "Gunsmoke," or "Bonanza". I love it, it reminds me of all the western towns from the movies. Truly a "ranch" style home.
The master suite is ginourmas, you could rename it the master sweet, it's sure not petite! Cami, you got your Mommy space with this one.
For me, pencil in some hanging plants from the eaves, a couple of rocking chairs, and call it my idea of a dream home.
Add one more thing, the old western dinner bell triangle chimey thing by the kitchen door, all you need is Hop Sing to do the cooking!
LOL Don't forget the hitching post Miss AnneEliseSouth! Wonder if there is a stables nearby. Would be super to own a horse out there and board it nearby.
I'll take the "Bonanza" scenario over "Gunsmoke" since I wouldn't want any Wild West shootouts going on to disturb a peaceful Sunday afternoon on the terrace. That is to say, I prefer Bret Maverick's approach — talk your way out of trouble if you can!
Ah yes, I can just imagine a whole new generation of (HG)TV Westerns based right there at Dream Home 2012!
Welcome to Timpikani!
A novel approach: the covenants at River Meadows Ranch state that garages are to be used primarily for automobiles rather than storage!
Now, the Dream Home has a two car garage. What if you have more than two cars — what to do? Downsize! Another good reason: consider this — the government is looking at requiring a fuel economy target of 56.2 MPG by 2025.
So, take one GMC Terrain at 185.3 inches in length, or an Acadia Denali at 200.7 inches. Then add several of your choice:
Smart Car — 106.1"
Citroen C1 — 135.2"
Fiat 500 — 139.6"
Chevrolet Spark — 143.3"
Suzuki Swift — 147.8"
Honda Fit — 161.6" (oversized!)
Not only will you get 3 cars (possibly more) in that two car garage, but you'll save on fuel costs and be more eco-friendly as well.
Problem solved!
So, if the garage is to be used for the cars only, wonder if they are going to build a separate storage area for the lawnmower and other things needed for the upkeep of the property. .
Probably there will be very little lawn and mostly natural landscaping. Most of these expensive homes use yard service anyway.
s
So so so many regulations!!!! But, I guess we will have to get used to all these and many more government regulations all the time…. everywhere.
Lucy's hoping for a GMC Sierra Hybrid pickup truck this time around
With an area full of activities such as hiking, snowshoeing, biking, fishing, sledding, hunting, etc… Well, it would be nice just to throw this stuff in the truck bed and 'Giddy up' with your day full of outdoor fun.
Dogs love 'TRUCKS' B)
WOW…this is an amazing house!
Hey everyone that round structure we imagined was an indoor/outdoor fireplace appears to be just that! The foundation is #12 the back porch.
I hope you're right, that would be a great place to hang out already, but an outdoor fireplace would make it even better…
You are right, that's what it is… definitely.
I'd probably expand the kitchen into the dining area and move the dining to the living area- Its big enough to be both. I see space 11 as a lounge area, dining, and a reading area.
Wow this is very nice. I love the way they are putting this house together. My family and I would fit in very nicely.
I absolutely love this home! This is by far my favorite of all the Dream Homes that have been built. The four and 1/2 baths are perfect. I am still hoping that one of the bedrooms on the first floor has a roll in shower! I have entered the contest to win many times in previous years but this is truly a home that I would love to live in and make mine. I love everything about it. Thank you HGTV. I am going to continue to dream and maybe somehow dreams do come true!!! One question, is there a basement for storage or an attic?
No basement. Crawl space only. Looks like ample closet storage throughout the house and in the garage cupboards. Where will you put the Christmas tree?
Even if it doesn't have the roll-in shower, that would be a fairly easy fix — There are lots of local companies advertising quick conversions.
Basements and attics seem not be be an option..
This home is fantastic!!!
I like the fact that the dining room ia part of the kitchen. It makes it more family-like. I've never been much of a formal dining room kind of person. I am definitely a great room & open floor plan type. The separate stairs to a spare area is super (lots of privacy). I was thinking that would turn out to be the Master suite (wrong). I really like this floor plan a lot. The actual Master is wonderful. It gives you the view front & back (moutains & river). It's will be exciting to see this home come to life inside as well as outside.
Thanks for sending the floor plan!!!!! Your timing couldn't be better, with some of us sad about missing out on the Green Home. ^_^
Why are you "sad about missing out on the Green Home"? Don't be. It's not over till it's over. A small chance, however small, is still a chance, after all. Speculation and gossip run rampant on these blogs but until a winner is posted, I still have some hope! It could just as well be YOU or one of us bloggers.
I, too, am so happy to have the floor plans for the River Meadows Ranch house. It is so much fun to dream, isn't it?
beehive, you are so sweet. It's just a little sad when a game is over. I think I start to bond with these homes or something. I'm so happy for the person or family that wins. I hope this or any of these homes bring great happiness to the winners.
I was sad when the clue portion of this game was over. I wanted it to last a little longer. It's just so much fun to play, blog & dream over these homes. I guess "sad" is too intense of a word.
Thanks for thinking about me. You are such a sweet & genuine person. It has been a pleasure having you join this blog.
I can't wait to see what happens with this house. Maybe they could get you to do a quilt for the house. I mean pay you to do a quilt. You know how they like to use the local artists to accent the homes. It would be even better if they used a blogger too.
Chat with you soon. ^_^ <3
I'm not much of a formal dining room person either. I love where they put the dining area in this house and then surrounded it with windows! Of course the whole house is surrounded by windows, which is one of the things I love about it. Everywhere you look there will be magnificent views!!
I love the idea that one of the staircases is wider than the other. Do any of you get that idea as well?
It is so nice to be able to go from one revved up Blog to another without the let down of not being the
winner. I do feel like I am a winner for just being able to sit around and share ideas with others of the
same ilk. This is truely the blessing that we all have. I think that if you win, you are not allowed to post
any more! Does it say that anywhere? I am now trying not to get too close to this house because of the
stirring in my soul. This could be the best one ever. Where could they go after this. The thought is
mind boggling. EEEEEE G-ds what is in store for us to see?
Hi Sandy, I don't think the staircases are different widths but it will be fun to watch and see if you are right. Maybe the main stairs would be wider than the "back" stairs, it would make sense.
Go ahead and "get close" to this house, this could be your house… or mine… next year. It's exciting to play with that idea!
I know whatI went through with the NewMexico house. I wouldn't want to do that again. I'll
be hear, but my heart will bejust a little bit closed so I will be safe.
I had that feeling about the Stowe house but I think this one will be even better for me to wish for! I wanted that house so badly but it wasn't meant to be. I'm still "all in" with hoping and dreaming for our river house. I'm so glad HGTV does these projects.
I haven't heard anyone use EEEE G-ds since my mom was around. I love it! I didn't even know it was really a statement/word. ^_^ <3
I didn't know that is was out of fashion! LOL
Hey Sandy, just wondering where will you put the Christmas tree?
I am not Sandy, but I think the tree would definitely have to be in the great room. You could have a huge one. And then the fireplace with the stockings. Great! lol I love Christmas.
But again, you could have one in the Great Room, one in the Master Sitting Room, and another in the living room/game room.
I do not have a Christmas tree, but there are plenty of places for decorating for every American
Holiday (which I have lots of decorations!) You should see the Fourth of July stuff I have out
already. Have had out for two weeks now!
oops, sorry. In Utah we have an "extra" state holiday, "Pioneer Day," July 24th. It is the commemoration of the pioneers arrival in the Salt Lake valley. You can fly your flags then, too. And in Midway, when we fly our flags, we often fly the Swiss flag alongside.
That threw me when we moved to Star Valley and our local channels became the Salt Lake stations. They kept talking about "both July holidays", and I couldn't come up with the second one for the longest time!
I would put it in the front window across from the fireplace mantle! And a small one in the game room. Here in Nebraska we started Arbor (Earth) Day – the first state to declare it a state holiday!
I didn't know that about Arbor Day starting in Nebraska. That's neat! I like the Christmas tree in the great room, too, and it could be a very tall Christmas tree.
I don't know about when it is in use (maybe get a couple
) but I think I'd use all the stairs (unless they are open) and add some seasonal storage under them for the lights and tree and stuff. And put some above car storage in the garage.
I would put a very tall tree in the great room and maybe a smaller one in the game room.
