Finally, The 2012 Floor Plan

Thanks for your patience, all.

I am so happy to share our floor plan and rendering for HGTV Dream Home 2012. Please examine the illustrations and then drop some comments in this post. I will seek out the answers for you.

  1. Changes? We're off to an early start on that track, but I do know of three that I'd personally like to see — two fairly minor, the other more significant.

    The first minor change would be a simple repurposing of the Master Bedroom Sitting Area into a custom built Office/Library/Computer Center. Easily done.

    For the second minor change, I'd simply use added wall space and wide pocket doors to more or less evenly divide the Living/ Game Room. The portion of the space looking onto the back of the home would serve as a smaller Game Room (with a folding game/card table when needed) and compact wet bar/kitchenette with counter seating and a wide screen HDTV. The other side, facing to the home's front, would function either as a smaller, more intimate conversation area or music room, as desired.

    With the pocket doors fully opened, the room would become the perfect entertainment center for a smaller party, or comfortably handle a number of "overflow" guests from a larger party that uses both the Great Room, Living/Game Room and outdoor terraces. Otherwise, the floor plan suits me fine, with plenty of space for all my needs.

    The most significant change? Well, it IS a big one — the name 'D B Coop' on the home's streetside address plaque (and on the title of course!) along with a custom-made front door mat that says "Welcome to Timpikani."

      I don't think I could convince the spouse to convert the master sitting room for an office/library purpose, but I could certainly see using the living room/game room for that. I certainly would not need TWO living rooms with a great room already in the mix. :-)

      Floor plan is quite nice. Youngest daughter likes the idea of a separate wing/bedroom on the second floor away from the rest of the house. She's at that privacy age.

    • Yeah I am in agreement about the Living/Game room. My husband and I run our own computer repair business. So in our household we have around 10-12 computers running at any given time. Some are laptops but most are desktop PC's. We prefer to keep all systems in one location. It is easier to work and to make sure kids aren't doing what they shouldn't be doing. It also makes it easier for computer gaming when everyone can talk and not yell or run from room to room.

      • Timpikani? Just that I had posted a comment several days ago noting that the word Timpanogos, (for the nearby mountain) comes from the Native American Timpanogots tribe (Paiute) who lived in the surrounding area from as early as AD 1400. The name roughly translates as rock (tumpi-), and mouth of the canyon (panogos). Kani is a Paiute word for house.

        So, I reasoned, Tumpikani (or Timpikani) would identify Dream House 2012 as the "Rock House" or rock-faced house — a reference to the natural stone that will face the central portion of the DH. It's just my own name tag if I were to win the home, certainly nothing official!

        However, beehivestate's idea to make a quilt called "Rock House" is really cool.

  3. In regard to the HGTV Dream Home 2012: Time-Lapse Construction Pictures…… could you insert a fast moving time lapse button? Would love to see it all happen in a short burst of photos please. Nuisance to reset the page after each picture. :( I am working off of a smaller screen some days. THANKS!

  5. I like all the privacy with the bedrooms being so separate. That is great for me, but what about the people who have small children and want to keep them close but not in the same room. For me it would not be a problem, since all my kids are grown. And when they do visit the one expecting a baby can keep him or her in the room with them. lol

    • I thought of that, too. I guess necessity is the mother of invention and if you win, you figure out a way to make it work. I like the master sitting room for a nursery.

    • That's exactly where I fall…I couldn't picture my 2 year old being in a different wing of the house or level of the house by herself…possibly if there were two bedrooms together then she could be by her older sister, but there isn't even that option.

  6. Hmmmm….the house is going to be beautiful as always; however, I have reservation about how separate all the bedrooms are from each other. I have little one, we are also planning on trying soon for another and I need them to be close me (for multiple reasons). If I won and could afford to keep it :) I would have to convert the master sitting room into a nursery! LOL.

    Also, does anyone see any signs of a pantry?

    • Hi Dreamenthusiast, a baby monitor would be a great solution to the separate rooms. As your little ones grow older you'll appreciate some distance. But, when there really young I definitely understand your concern!! They grow so fast!

      • Baby monitors aren't a cure-all and when the rooms are spaced that far out it can be quite a trek in the middle of the night if there is an issue.

    • That master sitting room is large enough for infant / toddler sleeping quarters. Or they could have rooms elsewhere from the start to get them used to being independent.

      • I would definitely use the sitting room as a nursery. I would not want a sleepy toddler trying to climb those stairs because they had a bad dream. Newborns require constant care (bottles, diapers, etc) he/she would have to be near, but it is ALL good I can work something out! I am still very fond of the DH 2012 thus far; I can not WAIT to see the finishing touches!!!!

    • I don't see a pantry either but it is usually a customary part of the houses in Utah because nearly everyone stores food, whether for religious reasons or just practicality. I have a very small home and I had the builder change part of the coat closet into shelving area for pantry.

    • I converted a walk in closet for my babies. I , too, was too nervous to have them too far away from me.You can always find a way to make these things work! The house is huge. Maybe for awhile a room intended for other purposes can be converted over for the little ones, then later, when older, the room can be used once again for the orginal purpose!

  7. This will be one beautiful home with ample space for everyone. I love the ranch style and it will be interesting following Linda's design plan for the home. Stunning location Jack picked. I love it! I'll be entering every day starting New Year's Day!

    • Well stated AZSonny!! I think the entry period starts Dec. 30th? Someone please correct me if I'm wrong. Linda will knock the socks off us I bet. As for Jack, he already hit the ball out of the park. Anyone ever seen back to back homeruns because it's about to happen with Jack and Linda!! ;)

  8. CplusE the river bend wraps around the small island so if conditions were favorably you could always (if CRRs allow) circle around to get usage from your canoe! Hopefully you will not alienate
    any fly fisherman or neighbors! ;)

  9. I really like this floor plan. Everyone is separate from everyone else. In my mind I am thinking there should be a library or even a room that you can put lots of computers. I know if I were to win this home I would need a place to set up shop so to speak. Is the house going to be wired for cable/internet in every room? Is there going to be a space for RV parking or boat parking? I am thinking that game room may work well for all the computers my family has.

    • The game room as is could be divided or turned into a office/library space. Most new homes have miles of cable installed for electronics.

      Covenants say no RV or boat parking- you can't even park cars outside for over 24 hours.

  10. My internet provider was having problems..I was completly offline for 36 hours! What a stressful time! I love this house, but I do hope there is a bathroom in the laundry, because I don't see one on the first floor unless you go through the bedrooms. Not realy what I would want to do. Am I missing something. Of course , the stress from the last 36 hours probable scrambled my thinking and my vision could be blurred!!! Ah, what would we do without this fine invention? We would not be able to blog about the DH, GH, UO, or the BC. Horrors!

    • There is a half bath on the first floor down the left hallway from the entry on the right. It's the first door I am thinking. It is not marked on the diagrams.

  12. What a wonderful invention the home computer is! My internet service was down for 36 hours here in MI. I was crazy! NO blogs about the DH, GH, UO, or the BC!! Please help me fing the bathroom on the first floor. Is it in the hallway toward the small bedroom? Either way, I am LOVE ! Gosh HGTV! You keep me amazed. thank you so much. I love the guest suite above the garage. My mom can to visit and stay as long as she wants because there will be a way to "get away" while still being with us. I love it!

    • Its not marked- but it is directly in front of the bath #6 which is connected to bedroom #2 and the closet for that room is to the left side. At least I think thats it.

      There is a space in the laundry area #5 that is strange any guesses? I'd put a shower there if it could be separate.

    • Actually, I got an email from HS yesterday on Facebook. He and Susannamac are excited to post photos as soon as they return from their honeymoon, but he sent me a photo of their cake — and it has the New Mexico DH on it with beautiful shades of gold, orange, green and blue. It's gorgeous, and a wonderful representation of the way they met!

  15. The pantry could be part of the laundry- that is a big space for the laundry. The door from the gargae looks standard size to me! The space may have real cubbies for outside gear.

    I'm hoping for cat quarters myself! And out of the way space (w/ ventilation) for the kitty box!

  16. I sure hope there is an intercom in this house. It looks like it would be perfect for playing hide and seek! I like that the bedrooms all have their own space, but I can see where someone with children of a certain age would have some concerns (little ones and teens). I love all the space, but I don't like the idea of rules about cars not being parked in the driveway and only being able to have two dogs. If I could afford a home like this I might want to have several pets to share it with me. Guess I'll worry about that after I win it. lol

  17. Please ask the person in charge of the time-lapse photos to change the "previous" and "next" buttons to allow you to go from the first photo to the most recent one. I can't seem to do that and have to go thru ALL the photos to see the most recent one.
    It looks like you cannot access the bedroom (not the master) on the second floor except thru a separate set of stairs. I know people have said they like the privacy, but separating all the bedrooms is a little much if you have smaller children or even teenagers (unless you trust them completely and have NO curfew). This house is billed as "ideal" for a large family, but looks more like a vacation condo for a couple of separate families that want the ability to stay out of each other's way when they want or get together when they want.

    • I was thinking along the lines of a family vacation home as well…definitely not the most convenient for people with little ones. I have a 20 month old and I do not want him tackling those stairs sleepy (or myself trying to aid him) in the middle of the night.

  18. Hello everyone!!! Just a quick note before we head out on our honeymoon road trip! HS and I have to thank you all for the wonderful suggestions! There were so many wonderful suggestions and we used as many as we could! They made our wedding so special! The DH 2010 cake was fantastic! We had "Norteno Margarita-esque" centerpieces, a Southwestern style buffet with enchiladas, guacamole etc, Lindor Truffles, Bloggers Balloons, and the spirit of all the DH bloggers was with us!   20. Really enjoy window shopping in this great store. Although the Seattle shop is much smaller, they have some very unique and interesting things.     • My favorite items from Pendleton are the beautiful Indian blankets! I heard that Dale Chihuly has an impressive collection of authentic blankets. If you are ever in Tacoma, go to the history museum downtown and see the where the Pendleton heritage originates. Thanks for the video!

    • Besides the up-keep I was thinking ofany community fees there might be. Also I've been trying to look up the climate. “Arid” is all I've found so far and much snow on the mountain. That house will be beautifull when it is furnished and landscaped.   24. I have been looking and looking at the floor plans. I have decided that this would be the perfect home for me. My three boys (all grown) could each have their own bedroom and still be seperate but together. I would love to have all of them there with me. They love fishing. All the outdoor things. They would love it there. I would love it there, especially if it got us together more often. Here's to dreaming. lol

  25. Midway heritage is from the Swiss people who settled here because it reminded them of back home. In the mid 1800's when the Salt Lake valley was being settled, the Church called some of the people to go out from there and homestead and these families had loved the area when they came west so they went back to the east into the Heber Valley to live. Many of the original pioneer homes are still standing to this day and many homes, buildings, and community festivals (Swiss Days, Swiss Christmas) pay tribute to Swiss themes. I haven't really described it quite right, perhaps someone can do it better, but you get the idea.

  27. Hee Hee, large family? Only four bedrooms? LOVE the floorplan, LOVE HGTV, but they haven't been in Utah long enough if they think a family that could fit in four bedrooms is large. We're like rabbits out here. My little 2200 sq ft home has SIX bedrooms, and we barely fit.

    That's okay, I'll take the house anyway!!!

  29. Only twenty miles southwest of Dream Home 2012 is Provo Canyon (near Orem, UT) which is where you'll find another spectacular beauty — Bridal Veil Falls.

      • Since you asked, Dreamenthusiast, you should be the first to post a guess!

        I don't think there's any way to really forecast the number of entries Dream Home 2012 will receive (Vermont's DH 2011 received 76,546,227) but I find it interesting that the entry period has been extended out a few extra days for Dream Home 2012.

        The entry period for DH 2011 was the usual 1 Jan – 18 Feb, or 49 days. Now, for DH 2012, entries start 30 Dec 2011 to 18 Feb 2012, giving eager dreamers 51 days, or 2 additional days over last year. I always wonder how those days are fixed, and what considerations are taken into account. I doubt we'll ever know the answer to that question.

        So, all things being equal, which they never are in this type of contest, you'd think there'd be at least as many as last year, or more, but it also depends on how much interest the location and the home itself generate. Always fun to watch.

        In the meantime, we've got lots of time to enjoy the build-up to the final reveal of our next dream!

    • Most of us choose Orem/Provo for our Costco/Target shopping or if you need a "bookstore fix" at Borders, that's where you go. It is such a beautiful, awesome drive, more so than driving to Salt Lake City, and closer by half… about 25 minutes to Borders. We often see deer and elk along this highway. Bridal Veil falls are incredible, especially in winter when frozen over.

      This is the same highway you will take if you are headed for Sundance, only turn off for Sundance about 5-10 minutes before you get to the bottom of the canyon and Provo.

        • Great photos! I saw the ice castles (they are right behind The Store) but have not walked through, as it costs several $$ admission. Perhaps in 2012. I'm told that he (Brent Christensen) works on them each day according to what the winter weather provides.

          That is an extremely great photo of Bridal Veil falls, usually we see it from the highway. Thanks for finding those shots.

    When they post the floor plans don't they usually show us pictures of other houses that inspired the design or was that usually shown before/after the release of the floor plans?

    spreading out under the big blue skies of Utah. The placement of the bedrooms, the distance
    of the large living spaces, and all of the outdoor spaces make this home adaptable to anyone's
    needs. This home may end up being one of my all time favorites.

  33. I love the bedroom above the living/game room. I like how it has it's own staircase and is secluded from the rest of the house. I bet the views are spectacular from the upstairs bedrooms!

  34. Yikes! I'm off the blog for a few days and Marvelous Mary posts the floor plans! The house is absolutely gorgeous and there's not one thing I would change about it! I loved the 2010 DH but now I have a new love (I guess you could say I'm fickle…lol!). I really like how each bedroom has its own space and privacy – great for lots of guests. And the MBR is a dream not only a huge sitting room but also a back porch. WOW!!! I can't wait to see how Linda decorates it. I hope she keeps the bedrooms a little more age neutral than in the past, since the house seems more suited for older children or lots of guests. But whatever she decides to do I know I'm going to love, love, love it!!!! This is the best DH yet!

  35. So- where are the utilities? It gets hot in summer and cold in winter here. I want a furnace. Some sort of cooling system. And I assume a sprinkler system for the yard?

    • I asked the same question. I'm guessing the utility closet is the cupboard in the garage. Sometimes the big houses here have a heating/cooling unit both upstairs and on the main level. I'd like to see window treatments that leave the views unobstructed. Plantation shutters are very popular in Utah homes and are considered "high end" features. I prefer the up-down pleated shades which are insulated and allow for light, privacy, and insulation as desired.

        • Yes to A/C. We had it on yesterday for the first time, though. You definitely want it in mid-summer, at least part of every day. I open the windows at night, then close them in the late morning as it heats up and turn on A/C until about the time the Rockies come on! I only put the A/C on about 74 degrees, that is comfortable for us.

          I will say the cost of heating and cooling is WAY way less here than in WA where I lived before. Our home is newer and smaller but natural gas is so much more affordable than heating with oil. Every appliance, window, and furnace in our home is Energy Star and upgraded to the highest efficiency and it is paying off every month in lower bills. I'm sure Our Dream House will have all the latest. I hope they do those beautiful Lutron automated window shades or similar again. I was in awe of that feature in the Stowe house.

    Dream Home. When does Linda start shopping? Can we make suggestions? Some of us would like all

    • I'd be willing to bet that the project is already "shopped for" by this time. I'm sure they must work on these homes well in advance. I'd like the other three bedrooms as guest rooms also, good idea. I'm visualizing hardwood floors throughout most of the home.

  39. I love this Home! Wow is it just great. I like the whole layout, the way every room has a great view. Love that the whole center of the home is for the Master bedroom, sitting area. What a great place for my office! Love this, can't wait to see so much more.
    This would be such a great home for all my family to come visit and my Mother could come live with us! OOhh how I love this home!

  40. Well, I just talked to Mike the produce manager at The Store about fishing the Provo again. He just went on a guided fishing trip from The Four Seasons Fly Shop in Heber, and he said they caught 30 fish, at least! He got the straight scoop on fishing, just so you know. The middle Provo, which is where "our" house sits, is owned by the Dept. of Natural Resources and the people of the state, and you may fish anywhere you like except that you can only enter on the designated spots (not walk across private land without permission). After you enter the river, you can walk on the river bank for 20 yards on either side of the river. That's all free access. Again, don't trespass on private land to get there. There just happens to be an access point just north of RMR property so when we see fishermen in "our" river, that's where they entered.

    The Upper and Lower Provo sections are different. The adjacent landowners OWN the river that touches their property and no one can fish there without permission. No one. Our "island" is also state owned.

    The middle Provo is bordered by Jordanelle Reservoir on the north and Deer Creek Reservoir on the south.

    Hope that helps. Ladies and gentlemen, grab your wadders and rods and let's go fishing!! Before you head out, stop at Fresh Bakery on Midway Lane in Heber for lunch fixin's. They make the best cinnamon rolls ever!!

I can't believe the winner of this home will be able to walk out their door and fish one of the best spots on the Provo River….Amazing!! xD Not to mention this house and location is pretty Amazing as well!! If we win meeting Mike will be a high priority. I think I have an in with Mike. I'll allow him to access the river from our future property (virtually dreaming here) and he can sit by our outdoor camp fire and share fishing stories. Love it!! Thank you for the information Mrs Beehive about the trespassing laws as well!! ;)

      • Lucyourdog, you will like Mike. He's a young guy (20ish), good looking, with a wife and family and he has a big smile! Some mornings, early, I see him when I stop over at The Coffee Station in Heber City, working on his laptop. Maybe he's having a cocoa?

        I can always ask Mike which are the best apples right now, can you get me organic strawberries?, or pick me some good oranges. He's going to be so excited to have river access at the Dream House when we win it (I'm speaking as a blogger, it's time!) He says his wife is a big HGTV fan.

      • Land parallel to the river, 20 yards on each side of the river, you can walk along a path there for fishing and go into the river. The public has access to the river and that 20 yards strip on each side for the entire length of the middle Provo. However, you cannot walk across the Dream House property, for example, to get to the river. You can only get to the river at one of the designated access entry places. Last time down there, I found the path running parallel to the river bank. If you get to that path (via the public access) you can walk there all up the river if you want to hike. If you look at the RMR site on Google, you see the fence line that is the back of that property. Between there and the river is that 20 yard public area.

    • Thank you so much beehive, it is a pleasure hearing from you each day and keeping your eyes on "our "house! But I know that if I win this home, I'll never see my husband, and can count on having "guests" all the time! My family are all avid fisherman. Good thing there are enough bedrooms to let us all be comfortable! Me, well you'll find me in a chair by the banks of the river reading a book!
      Maybe take a good book and a good lunch to the island!

      • Maybe in fall you can wade to the island. Right now it's pretty deep to cross the river. I have a plan to string a rope tied to a tree across and somehow "ferry" across the river. obviously I haven't been smart enough to work out all the details but I'm sure one of you smart bloggers will have a solution.

        • Here's a thought for getting across the river to the island — along the lines of the rope idea — attach a zip line from the Master Bedroom balcony to a tree on the island. Getting back home may not be quite so easy!

  42. I have also just come over from the Green Home site…on to my next dream and it is going to be beautiful! I have been to Salt Lake City and to Park City for the Sundance Film Fest… it is gorgeous! And I am so happy that it is in the West… my dreams of moving closer to home (So. Cal) is still alive! Yippee! I like the 4 bedroom plan too! It is much better for us ppl with more than 2 kids and visiting family :) Cant wait to see the interior after it is decorated!!!!!

    • Thinking of the Dream Home reminds me that Irontown Homes, the builder of a wide range of interesting modular homes, from simple cabins to stunning customs, is just down the road in Spanish Fork. I think a tour of the factory would be great, as long as visitors are allowed in without having to purchase one of their homes before getting through the front door!

  50. I've been an Irontown fan for many months, having found their site while researching the better modular home builders throughout the US. I have a few favorite designs by them. They certainly can put together a great custom home, or a simple cabin.

    I wish HGTV could work a deal with them to produce a custom designed modular home for another annual home giveaway. Of course, I think Mary has her hands full as it is.
